The trade-off is thermal performance: a bare concrete wall conducts heat readily, so finished basements usually require a separate stud wall, insulation, and vapour control to meet Ontario Building Code energy targets. That added framing and insulation narrows the real cost gap with ICF considerably.
ICF: Continuous Insulation, Faster Drying
ICF blocks stack like Lego, stay in place as permanent formwork, and leave a continuous layer of EPS foam on both faces of the wall. The result is a warmer, drier basement with an R-value built in — no secondary stud wall required. ICF walls also dampen outside sound and resist moisture-driven failure modes that trouble conventional foundations. Pour day is faster, concrete cures stronger within the insulated forms, and the finished wall is ready for drywall directly against the foam.

For walkout basements, finished lower levels, or any home aiming for high energy performance, ICF almost always wins on lifetime value despite a modestly higher initial price.
